Demography is slow, and it is local
Age structure and urban settlement shape housing need over decades. They do not time a purchase, and a national trend is not a city.

Demographic trends are the slow arithmetic of how many people there are, how old they are, and where they live. The United Nations Population Division’s World Population Prospects is the reference set of estimates and projections. World Urbanization Prospects 2025 adds the spatial question, and it is explicit that a harmonised Degree of Urbanization will not always match a country’s own definition of a city. Both facts matter before anyone says ‘urbanisation supports housing’.
A slow variable can still be misused as a timer. A young national population can coincide with a glut of city apartments if credit and construction ran ahead of jobs. An older population can coincide with a shortage if planning has kept new homes scarce and if households want to stay put. The Philippines and the United Kingdom are not the same demographic story. Treating them as two points on one chart of ‘demand’ throws away the only useful part.
What to watch instead of a slogan
- Household formation, not headcount alone. People share dwellings, and they stop sharing them.
- The age groups that actually rent or buy in that city, which may be a thin slice of the national pyramid.
- Migration, internal and cross-border, which can dominate natural change in a specific district.
- Whether the new households can pay, which is an income and credit question sitting beside the demography.
Sri Lanka and Georgia belong in this note because smaller populations make a single industry, a single wave of emigration, or a single resort coast large relative to the whole. That is a concentration fact, not a growth forecast. No population total is printed here. The series are public. The local reading belongs in the market brief, and it should say which definition of ‘urban’ it is using.
