Who typically looks here
Buyers of coastal condominiums, and readers who have been told the industrial corridor makes the beach a city investment.

Pattaya is a Thai city that also sells a beach. Condominiums along the shore were built for visitors and second homes. Inland, and toward the Eastern Seaboard, the week is industrial and local.
It is not Phuket. The Gulf season is different, the airport is U-Tapao, and Bangkok is a road trip rather than a flight to another island. The country brief keeps that split.
Buyers of coastal condominiums, and readers who have been told the industrial corridor makes the beach a city investment.
Which beach, and whether the occupier is a guest, a local household, or nobody in the off season.
Two economies in one municipality. Averaging them hides both.
Each section carries the date it was last reviewed and the documents it was read against.
Visitors support the beachfront. The Eastern Economic Corridor, covering Chonburi, Rayong and Chachoengsao, supports factories, a port economy and housing for people who work in it. Those workers are not, as a rule, renting a sea-view tower by the week.
A policy push for the corridor can raise industrial land and staff housing. It does not, by itself, fill a condominium that was sold to a non-resident.
Tenure and the foreign-area ceiling are on the Thailand brief. No rent or yield is stated here.
The marketed stock is high-rise condominiums, many of them aimed at foreign buyers and at Thai second homes. Houses further inland are a local market. A hotel-managed block is an operating asset, not a quiet freehold.
Completions have bunched. A building that looks finished in a photograph can still be competing with the one next door for the same holiday weekend.

The central beach road is the visitor strip. Jomtien is a longer, slightly more residential shore. Wongamat, to the north, has been sold as a quieter tower market. Na Jomtien runs further toward the industrial east.
They do not share a night or a resale. The streets behind the beach are a Thai city. A unit one road back can be a different product from the frontage, and often a more ordinary one.

The road to Bangkok is the ordinary link, and it congests on holiday Fridays. U-Tapao is the nearby airport. A high-speed connection has been discussed for years. It is infrastructure when trains run.
Drainage on flat coastal ground is the site question. A tower and a low house do not meet the same rain.
Tenure and the foreign-area ceiling are on the Thailand brief. No rent or yield is stated here.
Short stays track Thai and foreign visitors, and they bunch. A long let to someone who works on the seaboard is a different contract, usually away from the beach. The two are not priced as one.
Building rules and the Hotel Act can both restrict daily use of a residential unit. A listing does not amend either.

The draw is a Gulf beach within reach of Bangkok, at a different pace from the capital. The limit is a city built around that beach: noise, a seasonal crowd, and services that are not a capital’s.
A household living here year-round should see a weekday in the quiet months, not only a Saturday in high season.

Hospitality on the shore, industry inland and along the corridor. English is common in the visitor trade. A factory and the Land Office work in Thai, on their own forms.
A business that needs the corridor should be underwritten near the plant. A business that needs guests should be underwritten as hospitality, with empty weeks.

The same national condominium ceiling applies. Pattaya buildings have been sold hard into that quota. The affidavit for the specific building is the document, not a city’s reputation for foreign owners.
A lease of a house is not improved by the beach. The term is still the term the Land Office will register.
Tenure and the foreign-area ceiling are on the Thailand brief. No rent or yield is stated here.
Equating a holiday weekend with occupancy. New towers delivered together. Confusing an EEC announcement with a beach rent. Short-stay enforcement that a listing does not mention.
Resale depends on the next non-resident buyer as much as on a local household.
